Project Overview
Acorn Passive Fire Protection were appointed to deliver the full passive fire protection package at the Horse & Jockey residential development in Shaftesbury. With a mix of apartments, communal areas, and a central lift shaft, the project required precise, regulation-compliant fire-stopping to maintain compartmentation throughout the building. Our team worked in sync with other trades to ensure all installations were completed efficiently and to the highest standard.

Apartment Fire-Stopping
We completed a full suite of fire & smoke protection measures across every apartment, including:

12 cable penetrations to compartment walls (≤40mm)
-
6 pipe penetrations to compartment walls (≤60mm)
-
3 service penetrations above entrance doors (≤40mm)
-
SVP penetrations through solid floors (≤200mm)
-
Ventilation duct sealing at compartment walls
Each penetration was fire-stopped to restore the fire resistance of compartment walls and floors, ensuring compliant separation between dwellings.

Communal Areas
Fire-stopping within shared spaces included:

Solid floor compound works with intumescent wraps to M&E risers

Service penetrations above communal entrance doors (≤40mm)

Fire-stopping to walls forming lobbies and riser compartments

Pipework penetration sealing throughout
These measures ensure safe evacuation routes and maintain compartment integrity in high-traffic areas.

Lift Shaft Protection
The lift core required enhanced smoke control measures and specialist installation, including:

Smoke seals to lift entrance doors

Batten & ablative batt systems
-
Fire & smoke protection to penetrations around mechanical, electrical and ventilation services
This ensures the shaft remains a protected vertical route, preventing fire and smoke spread between floors.
Project Delivery
Our work was completed alongside mechanical, electrical and ductwork teams, coordinating each phase to avoid delays and maintain site efficiency. All installations meet current British Standards and building control requirements.
Outcome
The Horse & Jockey development now benefits from fully certified passive fire protection across apartments, communal areas and the lift shaft. Parkway Developments received full documentation and sign-off, ensuring long-term compliance and peace of mind.
